The new Coleman Highline project recently won the Silicon Valley Business Journal鈥檚 Speculative project of the year award. The 1.5m SF of office space, spanning eight buildings 鈥 two hotels, retail and 1,600 apartments sits on the Santa Clara/San Jose border. The development includes four parking structures on the west side of the development, nestled between office buildings, Avaya Stadium, apartment complexes, and the San Jose Earthquakes practice field.
The Coleman 2 parking structure is one of four parking structures 色欲王朝 is delivering for the Coleman Highline development. The Collaborative Design-Build delivery for the project went beyond engaging the traditional stakeholders but encompassed all trades to ensure the best experience and product for the owner. Given the many types of users of the parking structure, safety and pedestrian circulation, in other words, 鈥渇low鈥 of people, in, out and within the facility were important drivers for the design team. The integrated team helped reinforce these values and worked toward a solution for a safe and efficient flow. From the beginning, the team was driven to design and deliver solutions meeting and exceeding the Owner鈥檚 target budget and quick construction goals for the project.
The stage was set early for the collaboration and 鈥渙ne team鈥 approach and developed good program documents with a clear description of the project鈥檚 scope and deliverables. The Owner communicated his conditions of satisfaction early on. As a result, the team was able to collaborate and make decisions with those goals and conditions of satisfaction in mind.
The team鈥檚 conditions of satisfaction included:
鈻 Meeting or Beating Target Budget
鈻 Speed to Market
鈻 Safety (during construction and operationally)
鈻 Reducing Impact to the Site and Adjacent Functions
鈻 Meeting Design and Construction Milestones
鈻 Highest Quality
鈻 Positive User Experience
